Variance 84-6 is approved to allow an expansion of <br />the occupancy of the subject facility, ~ubject to'the following <br />limitations, requirements and conditions: <br /> <br />(a) The .number of residents shall not exceed 120 <br /> <br />persons. <br /> <br /> (b) Parking areas shall be striped to accommodate <br />36 open parking spaces, and 19 enclosed garage spaces shalt be <br />provided. <br /> <br /> (c) The owner and/or operator of the subject facility <br />shall comply with all applicable state, county and city laws and <br />regulations and shall submit complete floor plans for each build- <br />ing to the Community Development and Housing Services Agency <br />for determination of compliance with building and fire safety <br />laws and regulations. <br /> <br /> (d) The owner/operator of the subject facility shall <br />submit a landscaping plan to the Community Development and Hous- <br />ing Services Agency. Landscaping shall be installed and con- <br />tinuously maintained in accordance with such plan as approved <br />by the said Agency. <br /> <br /> (e) The subject property shall be continuously main- <br />tained in good, sanitary and attractive condition. <br /> <br /> (f) Signage shall be limited to the existing small <br />sandblasted wood facility name sign. <br /> <br /> (g) Trash areas shall.be constructed in accordance <br />with City standards at locations approved by the Community <br />Development and Housing Services Agency. <br /> <br /> (h) The owner of the subject property shall file a <br />parcel map combining the five lots into one parcel. <br /> <br /> (i) 'The owner/operator of the subject facility shall <br />cooperate with City personnel undertaking the periodic review <br />of this variance, as hereinbelow provided. <br /> <br /> 3. The Planning Division of the Community Development <br />and Housing Services Agency shall review the subject facility <br />annually to determine if there is compliance with the above <br />stated conditions and if problems have arisen which necessitate <br /> <br /> <br />
