Conditions for Approval <br /> <br />Should Tentative Tract Map No. 16187 be approved, the project shall <br />comply with all requirements and applicable sections of the Santa Aha <br />Municipal Code, the California Administrative Code, the Uniform Fire <br />Code, the California Building Code and other applicable regulations, In <br />addition the project shall comply with the following conditions: <br /> <br />A. pl.nnin~ Division <br /> <br />1. Comply with site plan review approval of DP 01-07. <br /> <br />The convenants, conditions, and restrictions (CC&R's) shall be <br />reviewed and approved prior to approval of the Final Tract Map. <br /> <br />The Tract Map must be recorded within one year of the date of <br />approval of the tentative map by the City Council. <br /> <br />o <br /> <br />The final Tract Map and CC&R's must be approved and recorded <br />prior to issuance of building permits. <br /> <br />o <br /> <br />Two copies of the recorded Final Parcel Map must be submitted <br />to each of the following: the Planning Division, Fire <br />Department, Building Division, and the Public Works Agency <br />within 10 days of the recordation. <br /> <br />Ail development within the area of the map is subject to <br />development fees and any other applicable fees in effect at the <br />time of permit issuance. <br /> <br />The Tentative Tract Map, Final Map, and all improvements <br />required- of the subdivider shall be in accordance with the <br />design standards and specifications of the Santa Aha Municipal <br />Code and the requirements of the State Subdivision Map Act. <br /> <br />o <br /> <br />Off-site and common area improvements shall be installed, <br />inspected, and approved prior to the utility release of the 18th <br />unit. <br /> <br />ATTACHMENT A <br /> <br /> <br />
