improvements, but not Lessee's personal property, fixtures, equip- <br />ment or tenant improvement, in the amount of the full replacement <br />cost thereof, as the same may exist from time to time, utilizing <br />Insurance Services Office standard form, or equivalent, providing <br />protectioD a. gainst all perils included within the classification of <br />fire, extended coverage, vandalism, malicious mischief, plate glass, <br />and such other perils as Lessor deems advisable or may be required <br />by a lender having a lien on the Office Building Project. In <br />addition, Lessor shall obtain and keep in force, during the term of <br />this Lease, a policy of rental value insurance covering a period of <br />one year, with loss payable to Lessor, which insurance shall also <br />cover all Operating Expenses for said period. No such policy shall be cancellable or sqbject to 're- <br />duction of coverage or other modification except after thirty (30) <br />days prior written notice to Lessor.
