Implementation of the proposed <br />project would not increase the risk of flooding. <br /> <br />IX. LAND USE/PLANNING <br /> <br />A. Physically divide an established community? <br /> <br />No Impact <br /> <br />The proposed project would not physically divide any <br />established community, in that no existing residential uses <br />are located on the project site. The proposed project would <br />be compatible with other existing land uses in the area. No <br />adverse land use compatibility impacts would be associated <br />with implementation of the proposed project. <br /> <br />B. Conflict with any applicable land use plan, policy, or <br /> regulation of an agency with jurisdiction over the <br /> project adopted for the purpose of avoiding or <br /> mitigating an environmental effect? <br /> <br />Less Than Significant Impact <br /> <br />The proposed project is requesting approval of an amendment <br />application to change the zoning on the property from <br />Commercial Residential to General Commercial. The new <br />zoning designation would be consistent with the City's <br />General Plan. Additionally, the project is requesting a <br />conditional use permit for a drive through lane. With <br />approval of the amendment application and conditional use <br />permit the project would be consistent with the City's <br />Zoning Ordinance and General Plan.
