<br />KO-07/16/04 <br /> <br />RESOLUTION NO. 2004-23 <br /> <br />A RESOLUTION OF THE PLANNING COMMISSION OF <br />THE CITY OF SANTA ANA APPROVING MITIGATED <br />NEGATIVE DECLARATION AND MITIGATED <br />MONITORING PROGRAM; AND TENTATIVE TRACT MAP <br />NO. 2004-02 FOR THE PROPERTIES LOCATED AT 1101 <br />THROUGH 1219 NORTH JACKSON STREET (COUNTY <br />MAP NO. 16576) <br /> <br />BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br /> <br />Section 1. The Planning Commission of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br /> <br />A. <br /> <br />B. <br /> <br />C. <br /> <br />Tentative Tract Map No. 2004-02 (County Map No. 16576) came before <br />the Planning Commission of the City of Santa Ana for a duly noticed public <br />hearing July 12, 2004. <br /> <br />Tentative Tract Map No. 2004-02 has been filed seeking approval of a <br />tentative tract map to subdivide a 2.70-acre parcel of land into 17 lots in <br />order to construct 17 single-family dwelling units at 1101 through 1219 <br />North Jackson Street. <br /> <br />The Planning Commission of the City of Santa Ana determines that the <br />following findings have been established: <br /> <br />1. <br /> <br />The proposed project, as conditioned, and its design and <br />improvements are consistent with the Low Density Residential land <br />use designation of the General Plan and are otherwise consistent <br />with all other elements of the General Plan and any applicable <br />specific plans. <br /> <br />The proposed subdivision is consistent with the Low Density <br />Residential land use designation and all other elements of <br />the General Plan as well as the North Harbor Specific Plan. <br /> <br />2. <br /> <br />The proposed project, as conditioned, conforms to all applicable <br />requirements of the zoning and subdivision codes as well as other <br />applicable City ordinances. <br /> <br />The proposed project, as conditioned, conforms to the <br />provisions of the zoning code with respect to lot size and <br />frontage and setbacks.
