<br />and pipes from the Premises to the nearest
<br />appropriate utility connections subject to the
<br />notice provision outlined in Paragraph 17 herein
<br />below. Tenant shall be allowed to install and
<br />maintain a temporary power source at 211
<br />appropriate location within Landlord's Property

<br />occasionally park its vehicles on Landlord's

<br />servicing its Communications Facility. Upon
<br />signing of this Lease by the parties, Tenant shall

<br />Property.
<br />2, LcrLn. Tell (10) years beginning on the
<br />FffeeLive Date. Prior to expiration of the Lease,
<br />Tenant shall mmoveall improvements and
<br />restore the property and Premises to its origillal
<br />condition, excepting normal wear and tear.
<br />Upon expiration Of the Lt-fte5e, Tenant shall
<br />surrender Possession of the Premises and
<br />property to the Landlord-

<br />reasonable discretion that Tenant's continued
<br />tenancy would be not be in conformity with the
<br />Landlord's intended use of its Property at such
<br />time.
<br />4, gegi, Annual Rent for the premises shall be

<br />payment, or equal monthly instRllnlents, in
<br />advance, on the first day of each calendar month

<br />azry). The rent payments shall be subject to an
<br />annual rent increase of 3% per year. Annual Rent
<br />shall be fully abated until construction is
<br />comme aced by Tenant or, until four (4) months
<br />after the Effective Date, whichever occurs first.
