<br />ORDINANCE NO. NS-2675 <br /> <br />AN ORDINANCE OF THE CITY COUNCIL OF THE <br />CITY OF SANTA ANA REZONING THE PROPERTY <br />LOCATED AT 419 SOUTH NEWHOPE STREET <br />FROM TWO-FAMILY RESIDENCE (R2) TO SINGLE- <br />FAMILY RESIDENCE (R1) (AA NO. 2004-05) <br /> <br />THE CITY COUNCIL OF THE CITY OF SANTA ANA DOES ORDAIN AS <br />FOLLOWS: <br /> <br />Section 1. The City Council of the City of Santa Ana does hereby find, <br />determine and declare as follows: <br /> <br />A. <br /> <br />Amendment Application No. 2002-05 has been filed with the City of <br />Santa Ana to change the zoning district designation of certain real <br />property located at 419 South Newhope Street from Two-Family <br />Residence (R2) to Single-Family Residence (R1). <br /> <br />B. <br /> <br />The Planning Commission of the City of Santa Ana held a duly <br />noticed public hearing on January 24, 2005, on Amendment <br />Application No. 2004-05 and Tentative Tract Map No. 2004-07 and <br />determined by a vote of 6:0 (Leo absent) that Amendment <br />Application No. 2004-05 is consistent with the General Plan. <br />Specifically, Goal 2 of the Housing Element which states to "maintain, <br />preserve and revitalize residential neighborhoods and support quality <br />housing for all economic groups within the community" and <br />additionally the proposed Single-Family Residence (R1) zoning <br />district will be consistent with the General Plan land use <br />designation, Low-Medium Density Residential at eleven dwelling <br />units per acre (LMR11). <br /> <br />C. <br /> <br />Amendment Application No. 2004-05 and Tentative Tract Map No. <br />2004-07 came before the City Council for a duly noticed public <br />hearing on February 7, 2005, and at that time considered all <br />testimony, written and oral. <br /> <br />D. <br /> <br />Amendment Application No. 2004-05 is hereby found and determined <br />to be consistent with the General Plan of the City of Santa Ana and <br />otherwise justified by the public necessity, convenience, and general <br />welfare. <br /> <br />Section 2. This project was reviewed in accordance with the Guidelines <br />for the California Environmental Quality Act. This project is exempt from further <br /> <br />75A-25 <br />
