<br />KO - 1/28/05 <br /> <br />RESOLUTION NO. 2005-015 <br /> <br />A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF <br />SANTA ANA APPROVING TENTATIVE TRACT MAP NO. <br />2004-07 AS CONDITIONED FOR THE PROPERTY <br />LOCATED AT 419 SOUTH NEWHOPE STREET (COUNTY <br />MAP NO. 16775) <br /> <br />BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF SANTA ANA AS <br />FOLLOWS: <br /> <br />Section 1. The City Council of the City of Santa Ana hereby finds, determines <br />and declares as follows: <br /> <br />A. <br /> <br />B. <br /> <br />Tentative Tract Map No. 2004-07 seeking to divide the existing 1.67-acre <br />site into eight parcels at 419 Newhope Street came before the City <br />Council of the City of Santa Ana for a duly noticed public hearing on <br />February 7,2005. At that time the City Council considered all testimony, <br />written and oral. <br /> <br />The Planning Commission of the City of Santa Ana held a duly noticed <br />public hearing on January 24, 2005, on Amendment Application No. 2004- <br />05 and Tentative Tract Map No. 2004-07 and determined by a vote of 6:0 <br />(Leo absent) that the City Council approve Tentative Tract Map No. 2004- <br />07 as conditioned. <br /> <br />C. <br /> <br />The City Council of the City of Santa Ana determines that the following <br />findings have qeen established: <br /> <br />i. <br /> <br />The proposed project, as conditioned, and its design and <br />improvements are consistent with the Low Density Residential land <br />use designation of the General Plan and are otherwise consistent <br />with all other elements of the General Plan and any applicable <br />specific plans. <br /> <br />The proposed subdivision will result in eight single-family <br />residential units in conformance with the density for this land <br />use designation. <br /> <br />ii. <br /> <br />The proposed project, as conditioned, conforms to all applicable <br />requirements of the zoning and subdivision codes as well as other <br />applicable City ordinances. <br /> <br />The proposed project, as conditioned, conforms to all <br />provisions of the R-1 zoning district with respect to lot size, <br />frontage and setbacks. <br /> <br />75A-29 <br /> <br />Resolution No. 2005-XXX <br />Page 1 of 3 <br />
