<br />4. The use of cloth awnings, fixed canopies, metal hand rails and <br />other elements which cover and protect windows and pedestrian <br />areas are encouraged. Signage on such elements must be <br />consistent with the sign requirements contained in this Plan. <br /> <br />5. Monolithic glass surfaces may be used with other accent materials <br />in a visually harmonious manner in special applications as accent <br />but should not be used as the dominant architectural theme. <br />Structures utilizing glass curtain walls as the predominant design <br />element are not permitted. <br /> <br />6. High rise buildings (including office buildings, the high rise hotel <br />and high residential) shall incorporate multi faceted exterior <br />facades and varied rooftops with set back lines. <br /> <br />6.+. Glass storefronts shall be provided facing all streets, Concourse <br />Drive, and the majeF pedestrian oriented public plaza~ adjacent to <br />Concourse Drive, and the elevated pedestrian system. <br /> <br />7.&. All building and site finish materials, colors and designs shall be <br />reviewed and approved by the Planning Division prior to submittal <br />to Building Division Plan Check. <br /> <br />8.9. Security gates for storefronts, if provided, shall be designed inside <br />of the buildings. <br /> <br />D. Color. <br /> <br />1. Choices of color should promote a lively, festive and warm <br />atmosphere. Dull colors should be avoided or used in limited <br />amounts. In general warm contrasting colors should prevail with <br />bright colors and pastels used for accent and detailing. A sense of <br />pageantry shall be promoted through the use of color on signs, <br />lighting, flags and banners and other devices. <br /> <br />E. Public Art. <br /> <br />Various forms of public art may be integrated into public spaces (not <br />including public right-of-way) throughout the project. <br /> <br />F. Detail. <br /> <br />1.
