<br />City Place <br />Focused Environmental Impact Report <br /> <br />Findings and Facts in Support of Findings <br /> <br />Section 4.2 (Aesthetics) in the ErR, the City Place project will not substantially degrade the existing <br />visual character or quality of the site and its surroundings; the project will enhance the visual <br />appearance of the site, from a vacant parcel, to a modem urban development. Therefore, the City <br />Place project will not result in adverse impacts related to aesthetics and no mitigation is required, <br /> <br />4,3.2 Air Quality <br /> <br />Based on the analysis summarized in Section 3,0 in the EIR, the City Place Project will not result in <br />significant adverse impacts related to odors and no mitigation is required. <br /> <br />4,3,3 Cultural Resources <br /> <br />Based on the analysis summarized in Section 3.0 in the EIR, the City Place project will not result in <br />significant adverse impacts related to currently known and recorded historic, prehistoric and <br />archeological resources, No mitigation is required, <br /> <br />4.3.4 Hazardous Materials <br /> <br />Based on the analysis summarized in Section 3.0 in the EIR, the City Place project will not result in <br />significant adverse impacts related to documented hazardous materials or hazardous substances <br />sites, use of hazardous materials during construction and operations, airport operations and airport <br />plans. No mitigation is required. <br /> <br />4.3,5 Hydrology and Water Quality <br /> <br />Based on the analysis summarized in Section 3,0 in the EIR, the City Place project will not result in <br />significant adverse impacts related to groundwater recharge and natural water bodies <br /> <br />4.3,6 Noise <br /> <br />Based on the analysis summarized in Section 3,0 in the EIR, the project site is not impacted by <br />aircraft noise that would exceed State or local noise standards, Based on the analysis summarized in <br />Section 4.7, implementation of the City Place would not increase significantly increase long-term <br />noise levels within the project area. No mitigation required, <br /> <br />4.3.7 Public Services <br /> <br />As discussed in Section 4.8 (Public Services) in the EIR, the City Place project would require <br />compliance with the requirements ofthe Santa Ana Fire Department (SAFD) regarding building fire <br />and safety features, The increased demand for SAFD fire and emergency services for the proposed <br />project will not result in the need for new or expanded SAFD facilities.
