Page 9 of 24 <br />Irrigation System Maintenance <br />a) General Responsibilities <br />(1) Contractor shall use automatic or mechanical irrigation systems. In the event the <br />existing irrigation system fails to provide full and proper coverage, Contractor shall <br />provide alternate irrigation with full and proper coverage to all areas detailed herein <br />at no extra cost to the City. <br />(2) Newly planted trees, shrubs, ground cover and turf shall receive adequate water to <br />promote normal healthy growth. Proper berms or basins shall be maintained <br />during the establishment period. <br />b) Operation of Automatic Irrigation Controllers <br />Where the operation of automatic irrigation controllers is required, the Contractor shall: <br />(1) Not duplicate any coded City key furnished by the Parks, Recreation & Community <br />Services Agency for access and operation of the controller. <br />(2) Surrender all keys furnished by the Parks, Recreation & Community Services <br />Agency at the end of the contract period or at any time deemed necessary by the <br />Director to prevent serious loss to the City of Santa Ana. <br />(3) Protect the security of City property by keeping controller cabinet and building <br />doors locked at all times. <br />(4) Refrain from using locked premises for storage of materials, supplies or tools, <br />except as approved by the Executive Director. <br />(5) Program normal irrigation between the hours of 10:00 p.m. and 4:00 a.m. <br />c) Water Conservation <br />(1) The contractor shall turn off irrigation systems during periods of rainfall and times <br />when suspension of irrigation is desirable to conserve water while remaining within <br />the guidelines of the EAW. <br />(2) When the Director determines that plant material (turf, groundcover, shrubs, and <br />trees) must be irrigated, all controllers shall be activated within twenty-four (24) <br />hours. In the event the controllers are not activated within 24 hours the City may <br />turn on controllers and charge Contractor all cost related to turn on the controllers. <br />d) Inspection and Reporting <br />(1) The Contractor shall physically inspect the operation of all irrigation systems once <br />a month. The Contractor shall maintain all sprinkler systems in such a way as to <br />guarantee proper coverage and full working capability. Contractor shall ensure <br />that excessive over spray/runoff into street right-of-ways or other areas not <br />intended to receive irrigation is controlled. The Contractor shall repair at its own <br />expense all irrigation heads and lateral lines that malfunction or are rendered <br />inoperable due to attrition vandalism, etc. <br />
