Adopt a resolution <br />conditioned. <br />DISCUSSION <br />Request of Avvlicant <br />approving Tentative Tract Map No. 2005-11 as <br />Newport Real Estate Services is requesting approval of Tentative Tract Map <br />No. 2005-11 (County Map No. 16916) to subdivide two medical office <br />buildings into 24 condominium units at 2000 East First Street. <br />Property Description <br />The property is located within the General Commercial (C2) zoning <br />district and has a General Plan land use designation of Professional and <br />Administrative Office (PAO) with a maximum floor area ratio of 0.5 <br />(Exhibit 1). Surrounding land uses include a combination of commercial <br />retail uses and offices to the north; the Santa Ana (I-5) Freeway, a <br />school and ball fields to the south and offices to the east and west <br />(Exhibit 2). <br />The subject property <br />size and rectangular <br />is currently vacant <br />consists of 5.95 acra <br />School. <br />is approximately 81,022 square feet (1.86 acres) in <br />in shape with frontage on First Street.
