The Contractor shall replace, at Contractor's own expense, any turf, ground cover, <br />shrubs, or other plant material requiring replacement through normal attrition or due to <br />infestation or contractor's failure to provide maintenance in accordance with the <br />provisions of this agreement. These requirements are not to be construed as requiring <br />the Contractor to replace plant materials due to conditions beyond the Contractor's <br />control but are to be considered strictly as a normal maintenance condition within <br />accepted industry practice. IT IS THE INTENTION OF THE CITY TO REQUIRE HIGH- <br />LEVEL LANDSCAPE MAINTENANCE. <br />b) New Construction <br />In the event of new construction within a portion of a work site, the Director may delete a <br />portion of or the entire work site from contractual maintenance during the construction <br />period. The deletion of this portion of work will be reflected as a reduction in the monthly <br />payment to the Contractor. The amount of reduction will be based on the percentage of <br />area involved and agreed upon between the City and the Contractor in writing. <br />15. Special Maintenance Considerations <br />a) McFadden Technology Center & Newhope Libraries <br />(1) Parking lots, entrance to buildings and City sidewalks immediately in front of the <br />property and all other hardscape surfaces shall be cleaned free of debris and <br />hosed down with a garden hose and high-pressure nozzle daily. <br />(2) Trash enclosures shall be cleaned and hosed down with a garden hose and <br />high-pressure nozzle one time per week. <br />(3) Vines shall be trimmed at a height to be determined by the Director to prevent <br />graffiti. <br />b) P.E. Bike Trail <br />(1) Contractor shall plant 1-gallon Parthenocissus tricuspidata (Boston Ivy) vines a <br />long walls/fences at 30' on center the entire bike trail between Chestnut and <br />Warner Ave. The Contractor agrees to establish these vines after planting and <br />shall replace any vine that expires during the course of this agreement at no <br />extra cost to the City. <br />(2) Warner Ave. to Occidental — The unimproved land immediately adjacent (east) of <br />the improved bike trail is a part of this agreement. The Contractor shall maintain <br />all plant material and keep unimproved areas free of weeds, trash and debris. <br />c) Alton To Bristol Bike Trail <br />(1) This bike trail has an unimproved portion of property from Flower St. running <br />west along the bike trail. This property shall be maintained free of weeds, trash <br />and debris. <br />d) Regional Transportation Center <br />
