REQUEST FOR <br />COUNCIL ACTION <br />CITY COUNCIL MEETING DATE: <br />CLERK OF COUNCIL USE ONLY: <br />AUGUST 7, 2006 <br />TITLE: <br />AGREEMENT FOR MAINTENANCE OF <br />THE HVAC SYSTEM AT THE POLICE <br />ADMINISTRATION AND HOLDING FACILITY <br />APPROVED <br />^ As Recommended <br />^ As Amended <br />^ Ordinance on 1s` Reading <br />^ Ordinance on Intl Reading <br />^ Implementing Resolution <br />^ Set Public Hearing For_ <br />,..~i~~- <br />CITY MANAGER <br />RECOMMENDED ACTION <br />CONTINUED TO <br />FILE NUMBER <br />Direct the City Attorney to prepare and authorize the City Manager and the <br />Clerk of the Council to execute an agreement with Johnson Control for <br />maintenance service and repair of the Police Administration and Holding <br />Facility's heating, ventilating, and air conditioning (HVAC) system for a <br />one-year period, with provision for two, one-year renewals in the amount <br />of $87,712. <br />DISCUSSION <br />A Johnson Control HVAC System was installed in the Police Administration <br />and Holding Facility when it was built in 1996. Since then, the City has <br />contracted with Johnson for maintenance and repair of the proprietary <br />computerized electronic/mechanical system. This equipment requires regular <br />preventive maintenance and as needed field repairs by specialized <br />technicians. In addition to the annual maintenance, the recommended action <br />includes the upgrade one of the building chillers to a variable speed <br />drive. The variable speed drive conserves energy by matching the chiller's <br />motor to energy demand. Due to the complexity and the age of the Johnson <br />Controls heating and ventilating system, a contingency fund in the amount <br />of $15,000 is also included. The vendor has agreed to continue this service <br />without an increase in the labor cost for three years. <br />25E-1 <br />
