REQUEST <br />The proposed project is to create a Specific Development <br />Zone 80 and development standards for a site located in the <br />Central Business Artists Village (C3-A) zoning district with a <br />current General Plan use designation of District Center (DC). <br />PROJECT DESCRIPTION <br />The subject property is located in the Central Business Artists <br />Village (C3-A) zoning district and has a General Plan use <br />designation of District Center (DC). The proposed project <br />consists of the construction of a new 16,000 square foot mixed- <br />use building with 1,189 square feet of retail on the first <br />floor, 3,544 of basement that includes parking and storage, as <br />well as five residential units occupying the remaining upper <br />floors., on a 4,000 square foot lot. Parking will be provided <br />in a subterranean garage using a lift. Project will require a <br />zone change to create a Specific Development zone with <br />development standards for the zone. <br />RESPONSES TO ENVIRONMENTAL CHECKLIST <br />The following is an analysis of potential environmental impacts <br />associated with the proposed amendment to the Municipal Code to <br />establish a Specific District. The analysis is based upon the <br />City of Santa Ana Environmental Check List. The analysis focuses <br />on impacts associated with approval of the proposed amendment to <br />the municipal code. <br />I. AESTHETICS <br />A. Have a substantial adverse effect on a scenic vista? <br />B. Damage scenic resources, including but not limited to <br />trees, rock outpourings and historic buildings within a <br />State highway? <br />Less than significant. <br />Approval of the proposed amendment to the Municipal Code to <br />establish a zoning ordinance for a Specific District would not <br />result in adverse impacts to any scenic vista, or scenic <br />resource. The project area is not located within a Scenic <br />Corridor as identified in the Santa Ana General Plan. <br />7~~~0 <br />
