15. Humphries <br />CIO Joward James Co. <br />3520 Cadillac Ave., Suite C <br />Costa Mesa, CA 92626 <br />Any written notice, request or approval shall be deemed received immediately if personally <br />delivered and on the third day from the date it is postmarked if delivered by registered or <br />certified mail. <br />16. ASSIGNMENT. <br />Owner's obligations of this Agreement run with the land and shall be assigned by Owner <br />and assumed by the buyer pursuant to a voluntary sale or transfer of the Property in the form set <br />forth as Exhibit "S". <br />17. RECORDATION. <br />Owner agrees that pursuant to this OPA, the Memorandum of Agreement shall be <br />recorded against Owner's Property in the Official Records, a copy of which is attached hereto as <br />Exhibit "P". Such recordation shall serve as actual or constructive notice to all persons of this <br />OPA. <br />If the Owner is in compliance with the OPA, then the Agency shall remove this <br />Memorandum of Agreement from the Official Records upon issuance of a Certificate of <br />Compliance and satisfaction of the initial income certification provisions of section 3.5 and the <br />17 <br />
