EXHIBIT D: Description of Agency/City Improvements <br />GUIDELINES FOR REVISIONS OF PUBLICLY FUNDED IMPROVEMENT PLANS <br />If actual bids for the Agency/City Improvements exceed estimated costs listed in Exhibit <br />"J" by 110% then the Agency may make changes in the project to reduce costs as provided <br />for in Section (5.2). Guidelines for modifications to Agency/City Improvements to reduce <br />costs are as follows: <br />1. Material substitutions that would not affect quality of construction or design. <br />2. Material substitutions that would result in minimum change in type of constriction <br />or design. <br />3. Reduction in size of design elements such as size of monuments or size of plant <br />material used. <br />4. Reduction in quantity of design element such as amount of textured and colored <br />pavement, number of plants, etc. <br />5. Changes in design elements beyond those noted above may be done only with <br />approval of Association Board of Directors. <br />SUMMARY OF AGENCY/CITY IMPROVEMENTS <br />Street Improvements <br />Minnie Street from McFadden Avenue to Wakeham Avenue to be reconfigured as a <br />one way street traveling in a northern direction. <br />(a) Reconfigured street and parking to be constructed within existing street width. <br />(b) Reconfigured street and parking will be cold -planed (ground) and overlaid with <br />approximately one inch of asphalt concrete. Any holes or irregularities will be <br />repaired before resurfacing. A short segment (approximately 40 feet) near the <br />alley will be completely removed and reconstructed with 3 inches of asphalt <br />concrete over 6 inches of aggregate base. <br />(c) About eighty-five (85) sixty (60) degree angle parking spaces to be provided and <br />striped on alternating sides on the street. <br />(d) Travel lane on street to "meander" from side to side, alternating with angle <br />parking. (See attached drawing for configuration.) <br />(e) Travel lane to be 20 feet wide. <br />(f) Additional landscaped areas will be provided where the meandering street curves, <br />and at two locations within two of the angle parking areas. Paving will change at <br />the meandering street curves from asphalt to stamped concrete or other materials <br />that creates a change in color and texture. <br />Exhibit D: 1 of 5 <br />
