2.5 Voting Rights. The Association shall have one (1) class of voting membership <br />consisting of all Owners who shall be entitled to one (1) vote for each Parcel owned. When more <br />than one person holds an interest in any Parcel, the vote for such Parcel shall be exercised as they <br />among themselves determine; but in no event shall more than (1) vote be cast with respect to any <br />Parcel. If the owners of a Parcel cannot agree among themselves as to how such voting power <br />will be exercised, and such Owners attempt to cast more than one vote for a Parcel, then no votes <br />shall be counted for such Parcel. <br />2.6 Powers of Association. The Association shall have the following powers, rights <br />and duties in addition to those provided elsewhere in this Declaration and those adopted in its <br />Bylaws and rules and regulations: <br />(a) To enforce the provisions of this Declaration. <br />(b) To pay taxes, special assessments and other liabilities which are imposed <br />upon the Association. <br />(c) To levy Fines, assessments, and to perfect and enforce liens as hereinafter <br />provided. <br />(d) To make reasonable rules and regulations for the operation and use of the <br />Project and to amend them from time to time. <br />(e) To accept and acquire real property and personal property, and to maintain <br />and make available such real and personal property for use by the Owners and the tenants of the <br />Units within the Project. <br />2.7 Consent of Association. Whenever this Declaration or the Bylaws require the <br />approval or consent of the Association, said approval or consent shall mean the written approval <br />of the Board unless otherwise provided by this Declaration or the Bylaws. <br />2.8. Assessments. Each Owner shall be subject to the following assessments in <br />amounts to be determined by the Board: <br />(a) Regular monthly maintenance assessments equal to the Owner's <br />assessment share of the actual or estimated cost of all maintenance; repairs; taxes to the Common <br />Improvement Areas, if any; insurance; utilities for Common Improvement Areas; and other <br />common expenses for the Common Area Improvements for which the Association is responsible, <br />as declared within this Declaration, or as determined by the Association and outlined in the <br />Bylaws. <br />EXHIBIT E: Page 6 of 24 <br />
