INCOME COMPUTATIONXERTIFICATION INSTRUCTIONS <br />FOR CORNERSTONE VILLAGE PROPERTY OWNERS <br />Introduction: <br />NOTE TO CORNERSTONE VILLAGE APARTMENT OWNER: This form is designed to assist you in <br />computing Annual Income in accordance with the method set forth in the Department of Housing and <br />Urban Project (HUD) Regulations (24 CFR 813). If requirements change, City of Santa Ana will <br />provide the Cornerstone Village Association with updated instructions. It will be the responsibility of <br />the Association to distribute this update to Owners and the responsibility of Owners to utilize the most <br />recent form of computation. <br />The proceeding income certification form must be filled out entirely by Cornerstone Village apartment <br />Owner for each apartment unit according to the following instructions. This guide is provided to make <br />sure all income is included for each individual over the age of 18 years in each household. <br />Methods used to verify applicants) income: <br />Owner shall make a good faith effort to verify income of each individual over the age .of 18 years in <br />each household by taking one or more of the following steps as part of the verification process: <br />(a) obtain a pay stub for the most recent pay period, <br />(b) obtain an income tax return for the most recent tax year, <br />(c) conduct a TRW credit or similar search, <br />(d) obtain income verification from the applicant's or tenant's current employer, <br />(e) obtain an income verification form from the Social Security Administration and/or the <br />California Department of Social Services if the applicant receives assistance from either of such <br />agencies, or <br />(f) if the applicant is unemployed and/or has no such tax return, obtain another form of <br />independent verification of income and/or assets, <br />Tenant Relationship to Owner: <br />If any occupant of the unit is the owner of the rental housing project in which the unit is located or has <br />any family relationship to the Owner; or owns directly or indirectly any interest in the property, this <br />must be reported to the City of Santa Ana Housing Manager. (For these purposes, indirect ownership <br />by an individual shall mean ownership by a family member, ownership by a corporation, partnership, <br />estate or trust in proportion to the ownership or beneficial interest in such corporation, partnership, <br />estate or trustee held by the individual or a family member; and ownership, direct or indirect, by a <br />partner of the individual.) <br />Income Computation Instructions <br />Income information to be provided on the proceeding Cornerstone Village Income Certification Form <br />shall include the total anticipated income for all persons over the age „of 18 years for the 12 month <br />period beginning on the date that tenants move into the unit.
