<br />LICENSE AGREEMENT
<br />
<br />THIS AGREEMENT, made as of the ~~ day of flfcfl/ ... _, 20 OJ ,
<br />between SOUTHERN CALIFORNIA EDISON COMPANY (SCE), a corporatiorl" organized under the laws
<br />of the State of California, hereinafter called "Licensor", and CITY OF SANTA ANA, DEPARTMENT OF
<br />PARKS AND RECREATION hereinafter called "Licensee";
<br />
<br />WITNESSETH: That Licensor, for and in consideration of the faithful performance by Licensee of the
<br />terms, covenants and agreements hereinafter set forth to be kept and performed by Licensee, does
<br />hereby give to Licensee the license to use that certain real property described below and depicted on
<br />Exhibit "A" attached hereto and made a part hereof the ("Property") solely for the purpose hereinafter
<br />specified, upon and subject to the terms, reservations, covenants and conditions hereinafter set forth.

<br />The subject Property is located in the City of Santa Ana, County of Orange, State of
<br />California, further described as follows:
<br />
<br />That portion of Parcel 3, as shown on a map filed in Book 28, page 41, of Parcel Maps, in
<br />the Office of the County Recorder of said County, described as follows:
<br />
<br />Beginning at the Northeasterly corner of said Parcel 3, said Northeasterly corner being the
<br />Northeasterly terminus of a curve concave Northwesterly, having a radius of 1186.2 feet, a central
<br />angle of 230 02' 34" and a length of 477.09 feet, a radial line passing through said Northeasterly
<br />terminus bears South 230 31' 20" East; thence along the Easterly line of said Parcel 3, South 000 40'
<br />30" West, 10.92 feet; thence South 600 18' 02" West, 183.55 feet; thence North 90 49' 38" West, 302.50
<br />feet to a point in a non-tangent curve concave Easterly having a radius of 27.00 feet, a radial line
<br />passing through said point bears South 70029' 35" West; thence Northerly along the arc of said curve
<br />through a central angle of 050 08' 37", a distance of 2.42 feet to the Westerly terminus of the non-
<br />tangent curve, hereinbefore first referred to, having a radius of 1186.28 feet, a radial line passing
<br />through said Westerly terminus bears South 000 29' 31" East; thence Northeasterly along the arc of
<br />said curve through a central angle of 230 02' 34", a distance of 4 77.09 feet to the Point of Beginning.

<br />SUBJECT TO:

<br />Covenants, conditions, restrictions, reservations, exceptions, rights and easements,
<br />whether or not of record, including, but not limited to the following:
<br />
<br />A. An Easement for storm drain purposes in favor of the City of Santa Ana, Recorded
<br />December 8, 1980 in Book 13864, page 1063, of Official Records, in the Office of the Recorder of said
<br />County.
<br />
<br />B. An Easement for sewer lines in favor of County Sanitation District No. 1 of Orange
<br />County, recorded June 24,1952, in Book 2347, pages 306 and 307 of Official Records, in the Office of
<br />the Recorder of said County.
<br />
<br />C. A Road Easement in favor of County Sanitation District No. 1 Orange County Recorded
<br />June 6, 1983, as Instrument No. 83-26 1595, in the Office of the Recorder of said County.
<br />
<br />1. Use: Licensee will use the Property for parks and/or public recreation purposes only.
<br />Licensor makes no representation, covenant, warranty or promise that the Property is fit for any
<br />particular use, including the use for which this Agreement is made and Licensee is not relying on any
<br />such representation, covenant, warranty or promise. Licensee's failure to make such use of the
<br />
