REQUEST FOR <br />Planning Commission Action <br />PLANNING COMMISSION MEETING DATE: <br />JULY 14, 2008 <br />TITLE: <br />PUBLIC HEARING - FILED BY GARO NAZARIAN <br />FOR MINOR EXCEPTION NO. 2008-01 TO ALLOW A <br />REDUCTION IN THE REQUIRED OFF-STREET PARKING <br />FOR TWO TRADE SCHOOLS AT 1125 EAST <br />SEVENTEENTH STREET <br />Prepared by Carlos Rodriguez <br />i Executive Director <br />RECOMMENDED ACTION <br />PLANNING COMMISSION SECRETARY <br />APPROVED <br />^ As Recommended <br />^ As Amended <br />^ Set Public Hearing For <br />DENIED <br />^ Applicant's Request <br />^ Staff Recommendation <br />CONTINUED TO <br />Planning Man er <br />Adopt a resolution approving Minor Exception No. 2008-01 as conditioned. <br />Zoning Administrator Action <br />Referred Minor Exception No. 2008-O1 to the Planning Commission to be <br />heard in conjunction with Conditional Use Permit Nos. 2008-10 and 2008- <br />11 at its June 4, 2008 meeting. <br />DISCUSSION <br />Request of Applicant <br />Garo Nazarian, on behalf of North Park Plaza, Inc., is requesting <br />approval of Minor Exception No. 2008-01 to allow a reduction in the <br />required off-street parking requirements for two professional trade <br />schools at 1125 East Seventeenth Street. <br />Property Description <br />The project site is approximately 15 acres in size and is occupied by five <br />free standing buildings with approximately 140,553 square feet of medical <br />office space and a charter school. A total of 847 parking stalls are <br />currently provided on the subject site. The parcel is located within <br />the Professional (P) zoning district and has a General Plan land use <br />designation of Professional (PAO) The site is located on the northeast <br />corner of Lincoln Avenue and Seventeenth Street. Surrounding land uses <br />include residential to the north, and commercial to the south, east and <br />west (Exhibits 1 and 2). <br />EXHIBIT A <br />31 A-2 <br />
