Monolithic glass surfaces maybe used with other accent materials <br />in a visually harmonious manner in special applications as accent <br />but should not be used as the dominant architectural theme. <br />Structures utilizing glass curtain walls as the predominant design <br />element are not permitted. <br />6. Glass storefronts shall be provided facing all streets, City Placc <br />Drive, and the pedestrian oriented public plazas. <br />7. All building and site finish materials, colors and designs shall be <br />reviewed and approved by the Planning Division prior to submittal <br />to Building Division Plan Check. <br />8. Security gates for storefronts, if provided, shall be designed inside <br />of the buildings. <br />D. Color. <br />Choices of color should promote a lively, festive and warm <br />atmosphere. Dull colors should be avoided or used in limited <br />amounts. In general warm contrasting colors should prevail with <br />bright colors and pastels used for accent and detailing. A sense of <br />pageantry shall be promoted through the use of color on signs, <br />lighting, flags and banners and other devices. <br />E. Public Art. <br />Various forms of public art maybe integrated into public spaces (not <br />including public right-of--way) throughout the project. <br />F. Detail. <br />Reveals, recesses and other architecturally sculptural elements <br />shall be used to accent key features of the architectural design. <br />2. Upgraded light fixtures, door and window details and other feature <br />items are encouraged. <br />3. Banners, flags and other colorful devices maybe used to <br />accentuate linear relationship at outdoor areas but only when <br />approved in conjunction with the signage program as set forth <br />herein. <br />75362 <br />
