The plan shall <br />include a minimum of three water features as shown on Exhibit 3 <br />(Integral site plan), design details, hardscape design and <br />lighting concepts and an installation plan. The exact <br />specifications for these items are subject to review and <br />approval of the Planning Commission. The water feature(s) <br />shall be maintained in the same condition as installed at the <br />time of occupancy. <br />16. The following items must be included as exterior amenities for <br />the development: A pool and spa, lounge deck, outdoor gas <br />fireplace, shade structure, fitness room and clubroom within <br />Recreation Area l; and a game table, seating area, barbeque <br />and tot lot within Recreation Area 2. In addition, <br />landscaping consisting of both trees and plant materials shall <br />be provided. The exact specifications for these items must be <br />shown on a detailed plan and are subject to the review and <br />approval of the Planning Commission. The exterior amenities <br />shall be maintained in the same condition as installed at the <br />time of occupancy. <br />17. The interior courtyard improvements for the project shall be <br />completely installed prior to the release of utilities for any <br />unit within its respective phase of this project. <br />18. An interior amenity plan of the fitness room and club room <br />must be reviewed and approved prior to issuance of any <br />building permits. The plan shall include details on the <br />various finishes and equipment to be provided in these rooms. <br />At a minimum, the following items must be included as interior <br />amenities within the common areas: Granite counter tops or <br />equivalent, hardwood flooring or equivalent, tiled bathroom <br />and shower walls, and a gas fireplace. The exact <br />specifications for these items are subject to the review and <br />approval of the Planning Manager. The interior amenities <br />shall be maintained in the same condition as installed at the <br />time of occupancy. <br />19. The following items must be included as interior amenities <br />within each unit: granite counter tops or equivalent, hardwood <br />flooring or equivalent, General Electric Monogram appliances <br />or equivalent, tiled bathroom and shower walls, individual <br />laundry hook-ups, stain grade hard wood cabinets and <br />fireplaces.
