Prior to the issuance of grading permits, the project <br />developer shall verify that structural BMP's have been <br />permanently incorporated into project plans. Such BMP s shall <br />ensure that pollutants from project-related storm water runoff <br />are mitigated consistently with applicable state and local <br />standards. <br />61. Prior to issuance of grading permits, the project developer <br />shall submit a final drainage plan to the City identifying the <br />exact size and location of drainage facilities. <br />62. Prior to issuance of grading permits, the project developer <br />shall provide proof of an NPDES permit from RWQCB to the City <br />for onsite dewatering activities. <br />63. Prior to issuance of building permits for tenant improvements <br />for restaurant uses, the project developer shall ensure that <br />the proposed restaurants are fitted with grease interceptors <br />to the size and capacity as designated by the City of Santa <br />Ana Building Division. <br />64. Prior to issuance of building permits, building plans shall <br />reflect the construction of noise barriers to ensure an <br />exterior noise level of 65 CNEL or less around patios and <br />balconies that are considered open space by the City of Santa <br />Ana. The barriers shall be constructed of materials that <br />provide a surface density of at least four pounds per square <br />foot and shall be continuous (without gaps or gates). The <br />height of the barriers shall be sufficient to reduce the <br />exterior noise level to a CNEL of 65 dB or less, and shall be <br />determined by a qualified acoustical consultant as part of the <br />final engineering design of the project. <br />65. Prior to issuance of building permits, building plans shall <br />specify the STC rating of windows and doors for all <br />residential land uses. Window and door ratings shall be <br />sufficient to reduce the interior noise level to a CNEL of 45 <br />dB or less, and shall be determined by a qualified acoustical <br />consultant as part of the final engineering design of the <br />project. <br />75A-124 <br />
