JIJN ~ 9 ZOOS LEASE AGREEMENT BETWEEN THE N-2009-055 <br />f--- _ <br />~ ~Z> 1?1ti~A = CITY OF SANTA ANA AND HECTOR SALADO <br />Shur' ~~ ~~~ 1.~ PARTIES <br />This Lease, dated June 1, 2009, is made and entered by and between the City of <br />Santa Ana, a charter city and municipal corporation ("Landlord") and Hector Salado <br />("Tenant"). <br />2. PREMISES <br />Landlord does hereby lease to Tenant, and Tenant hereby 'leases from Landlord that <br />certain property located at 1251 Camile, Santa Ana, California (APN # 010-111-02) <br />(together the "Premises"). <br />3. TERM OF LEASE <br />This Lease shall consist commence on the date stated above and shall continue on a <br />month to month basis <br />4. RENT <br />Tenant shall pay to Landlord monthly compensation in the amount of One Thousand <br />Two Hundred Dollars ($1,200.00) per month ("Compensation") for use of the <br />Premises. Compensation will be payable the 1St of every month until further notice in <br />writing., payable to "The City of Santa Ana" and remitted to the address listed herein <br />below in Section 15 - "Notices". Please note a late fee of $25.00 will be charged if the <br />rent is not received within 5 days after the 1St of the month. All payments requiring <br />prorating shall be prorated on the basis of a 30-day month. <br />Upon the due execution of this Agreement, Tenant shall deposit with Landlord the sum of <br />One Thousand Two Hundred 00/100 Dollars ($1,200.00) receipt of which is hereby <br />acknowledged by Landlord, as security for any damage caused to the Premises during the <br />term hereof. Such deposit shall be returned to Tenant within 30 days, without interest, and <br />less any set off for damages to the Premises upon the termination of this Agreement <br />5. USE <br />Tenant shall use the Premises for residential purposes, and shall not use or permit <br />the Premises to be used for any other purpose without the prior written consent of <br />Landlord. <br />Further, Tenant shall not do or permit anything to be done in or about the Premises to <br />cause, maintain or permit any nuisance in, on, or about the Premises. Nor shall Tenant <br />use or allow the Premises to be used for any improper, immoral, unlawful, or <br />objectionable purpose. <br />6. COMPLIANCE WITH LAW <br />Tenant shall not use the Premises, or permit anything to be done on or about the <br />Premises, which will in any way conflict with any law, statute, ordinance, or <br />governmental rule or regulation now in force, or which may hereafter be enacted or <br />promulgated. Tenant shall, at its sole cost and expense, promptly comply with all laws, <br />statutes, ordinances, and governmental rules, regulations, or requirements now in force <br />or relating to, or affecting the condition, use, or occupancy of the Premises. <br />
