• Conditions for Approval for Conditional Use Permit No. 2009-08 <br />Conditional Use Permit No. 2009-08 is approved subject to compliance, to the <br />reasonable satisfaction of the Planning Manager, with applicable sections of the <br />Santa Ana Municipal Code, the California Administrative Code, the California <br />Building Standards Code, and all other applicable regulations. In addition, it shall <br />meet the following conditions of approval: <br />The applicant must comply in full with each and every condition listed below prior <br />to exercising the rights conferred by this conditional use permit. <br />The applicant must remain in compliance with all conditions listed below <br />throughout the life of the conditional use permit. Failure to comply with each and <br />every condition may result in the revocation of this conditional use permit. <br />A. Planning Division <br />1. The project shall remain in compliance with Site Plan Review (DP No. 08- <br />81). <br />2. Any amendment to this conditional use permit must be submitted to the <br />Planning Division for review. At that time, staff will determine if <br />administrative relief is available or the conditional use permit must be <br />. amended. <br />3. Prior to issuance of a Certificate of Occupancy the applicant shall provide <br />a Parking Management Plan documenting how the tandem valet parking <br />will function. Included in this plan shall be a commitment on behalf the <br />hotel operator to offer valet parking service on 24-hour basis to hotel <br />guests. <br />4. A detailed landscape plan must be reviewed and approved prior to <br />issuance of any building permits. In addition to the landscaping palette, <br />the plan shall include details on the hardscape design, lighting concepts <br />and outdoor furniture. At a minimum, the project shall incorporate the <br />amount and size of landscaping as shown on Sheet CSL1.1. The exact <br />specifications for these items are subject to the review and approval of the <br />Planning Commission. <br />5. Prior to submittal to building plan check, required notations shall be added to <br />the plan to address Fire Department comments from site plan review <br />memorandum dated December 31, 2008. <br />• Exhibit B <br />Resolution No. 2009-025 <br />Page 75 of 95 <br />
