Adopt a resolution approving Conditional Use Permit No. 2006-20 as <br />conditioned to allow a parking lot. <br />2. Adopt a resolution approving Variance No. 2006-13(a) as conditioned <br />to allow a reduction in landscaped setbacks. <br />3. Adopt a resolution approving Variance No. 2006-13(b) as conditioned <br />to allow a reduction in parking lot landscaping. <br />DISCUSSION <br />Request of Applicant <br />Caribou Industries, on behalf of property owner 5 Goodyear LLC, is <br />requesting approval of a conditional use permit and a variance in order to <br />allow a parking lot at 202 East Seventeenth Street. Specifically, the <br />applicant is requesting approval of a conditional use permit to allow a <br />parking lot within the Midtown Specific Plan (SP-3) project area and a <br />variance for a reduction in the required landscaped street setbacks. <br />Property Descrivtion <br />The project site is a 17,000 square foot parcel of land located on the <br />southeast corner of Seventeenth and Bush Streets. The site contains no <br />structures and is currently utilized as an overflow parking lot for the <br />building located at 1666 North Main Street.
