A golf clubhouse to accommodate the patrons of the <br />golf course and provide .space for a golf pro shod; <br />D. Adequate comfort stations for the convenience of both <br />male and fema e pa ron ie golf course; <br />E. Paved automobile parking designed to accommodate a <br />minimum of ei~,ht vehicles per golf hole and to otherwise <br />conform with the requirerr~erits of the public jurisdictions <br />within which the golf course and associated facilities <br />are located; and <br />F. Such other facilities as are required to develop, <br />maintain, and operate a successful golf course. <br />A general development plan and .working drawings and specifications <br />for construction of that portion of the proposed golf course <br />and other facilities to be located within .the Leased Land shall <br />be prepared and presented to the Chief Engineer within thirty <br />(30) days after execution of this Lease. The Chief Engineer <br />shall review and approve or reject tYie plans during the succeeding <br />thirty (30) days. Should the Chief Engineer reject the plans, <br />LESSEE shall-within the next succeeding thirty (30) days make such <br />changes and modifications as the Chief Engineer requires. After <br />the plans are approved by the Chief Engineer, LESSEE shall have <br />thirty (30) days within which to begin the initial development <br />of the golf course. <br />The initial development shall consist of the construction of <br />two complete golf holes, including tees, fairways, and greens <br />within the Santa Ana River channel. This initial development <br />shall be in the nature of an experiment to ascertain whether <br />soil conditions, levee slopes, and floodways within the Leased <br />Land are practicably adaptable for golf course use. LESSEE shall <br />plant anal nurture .grass upon said experimental tees, fairways, <br />and greens toward the end that the two holes shall be in playing <br />condition at the earliest possible time. <br />LESSEE shall begin construction of the balance of the facilities <br />required to be .constructed upon the Joint Leasehold as soon as <br />initial development proves the project to be feasible but no <br />later than twelve (12} months after the beginning of said initial <br />development unless this Lease shall have been earlier terminated. <br />Construction of the balance of t:~e facilities shall be pursued <br />diligently in order that they shall be completed and placed <br />in use at the earliest time commensurate with good construction <br />and golf course management practices.. This construction require- <br />ment is subject to the provisions of Clause 23 (EARLY TERPZIPJATION <br />BY LESSEE). <br />The approval of the Chief. Engineer required in connection with <br />plans for construction of improvements within the Leased Land <br />may be granted or withheld at the Chief Engineer's sole discretion <br />and shall be without recourse by LESSEE. <br />No grading, planting, construction, or modification of any kind <br />may be made in the Leased Land by LESSEE unless the Chief Engineer's <br />approval and written consent have first been obtained. Any <br />conditions imposed by the Cliie Engineer relating to the manner, <br />method, design, and construction of facilities planned by LESSEE <br />to occupy the Leased Land shall be absolute and shall be conditions <br /> <br />
