RESOLUTION NO. 2025-XX <br />A RESOLUTION OF THE PLANNING COMMISSION OF <br />THE CITY OF SANTA ANA APPROVING VESTING <br />TENTATIVE TRACT MAP NO. 2025-02 (COUNTY MAP NO. <br />19329) AS CONDITIONED TO ALLOW A THIRTY-SIX UNIT <br />SUBDIVISION FOR CONDOMINIUM PURPOSES FOR THE <br />PROPERTY LOCATED AT 125 AND 205 SOUTH HARBOR <br />BOULEVARD (APN: 144-311-15 & 144-311-14) <br />BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF SANTA <br />ANA AS FOLLOWS: <br />Section 1. The Planning Commission of the City of Santa Ana hereby finds, <br />determines, and declares as follows: <br />A. Kim Prijatel, representing City Ventures Homebuilding, LLC ("Applicant"), <br />on behalf of John Rezvani, Managing Member of the 205 S Harbor Plaza, <br />LLC ("Property Owner"), is requesting approval of Vesting Tentative Tract <br />Map No. 2025-02 (County Map No. 19329) and a certain concession and <br />waivers or reductions of certain development standards pursuant to State <br />Density Bonus Law ("deviations" as referenced in the SAMC) to be <br />memorialized in a density bonus agreement ("DBA") to allow the construction <br />of a thirty-six unit attached townhome development, four of which are <br />proposed as onsite moderate -income affordable units, for the property <br />located at 125 and 205 South Harbor Boulevard ("Project"). <br />B. California Senate Bill 330, the Housing Crisis Act of 2019 (HCA), became <br />effective on January 1, 2020, and established a statewide "housing <br />emergency" until January 1, 2025. <br />C. On January 1, 2022, the HCA was extended until January 1, 2030, with the <br />passage of Senate Bill 8 ("SB8"). <br />D. The proposed development is being submitted as a Senate Bill No. 330 ("SB <br />330") application. <br />E. Pursuant to Santa Ana Municipal Code ("SAMC") Section 34-127, the <br />Planning Commission is authorized to review and approve tentative tract <br />maps. <br />F. Vesting Tentative Tract Map No. 2025-02 came before the Planning <br />Commission of the City of Santa Ana on April, 28, 2025, for a duly noticed <br />public hearing. <br />G. The Planning Commission of the City of Santa Ana determines that <br />following findings, which must be established in order to approve Vesting <br />Resolution No. 2025-XX <br />Page 1 of 13 <br />
