Ordinance No. NS-XXX <br />Page 29 of 47 <br /> <br />(21) Commercial Frontage: The non-residential frontage of a building. Non- <br />residential activities subject to city approval are allowed within this space, <br />which must be at least 25 feet in depth. These spaces are limited to the first <br />floor and as such, have different building requirements than upper floors (e.g., <br />large storefront windows, signage, etc.). <br /> <br />(22) Courtyard Housing: See 'Building Types' <br /> <br />(23) Craft and specialized automotive restoration service: A specialized business <br />or commercial enterprise occurring inside of a fully-enclosed structure that <br />focuses on repairing and restoring older cars, often considered "collector <br />cars" as defined by the State; which includes (1) a vehicle model 35+ years <br />old, (2) a vehicle model 25+ years old with historic plates, or (3) a vehicle <br />model classified as a special interest vehicle. Such restoration services return <br />these types of vehicles to their original condition, including mechanical <br />components, paint and bodywork, and interior, aiming to preserve their <br />historical authenticity and aesthetic appeal. <br /> <br />(24) Doctor, dentist, chiropractor, etc. office: A facility other than a hospital where <br />medical, dental, mental health, surgical, and/or other personal health care <br />services are provided on an outpatient basis, and that accommodates no <br />more than four licensed primary practitioners (for example, chiropractors, <br />medical doctors, psychiatrists, etc., other than nursing staff) within an <br />individual office suite. <br /> <br />(25) Duplex, Triplex and Quadplex: See 'Building Types' <br /> <br />(26) Dwelling Unit Types: <br /> <br />a. Apartment: A rental version of a Flat, Loft, or Townhouse. <br />b. Condominium: An ownership version of a Flat, Loft or Townhouse <br />c. Flat: A single-story unit. <br />d. Loft: A double-story height unit with a mezzanine. <br />e. Townhouse: A two to three-story unit. <br /> <br />(27) Elevation (Building): The exterior walls of a building. Also referred to as <br />'Facade' when the elevation is along a frontage line. <br /> <br />(28) Entrance (Main or Primary): The principal point of access of pedestrians to a <br />building. In the support of pedestrian activity, the main or primary entrance <br />should be oriented to the frontage rather than to the parking. <br /> <br />(29) Facade: The exterior wall of a building that is set along a frontage line. <br />Facades support the public realm and are subject to frontage requirements <br />additional to those required of elevations. <br /> <br />(30) Flex Block: See 'Building Types' <br /> <br />(31) Forecourt: See ‘Frontage Types’
