EXHIBIT 1 <br />• Site and Neighborhood: Group homes must be located in a residential setting. The site and <br />neighborhood should be reasonably free from disturbing noises and reverberations, and other <br />hazards to the health, safety, and general welfare of the residents, and should not be subject <br />to serious adverse conditions, such as: <br />- Dangerous walks or steps <br />- Instability <br />- Flooding, poor drainage <br />- Septic tank back-ups, sewage hazards <br />- Mud slides <br />- Abnormal air pollution <br />- Smoke or dust <br />- Excessive noise <br />- Vibrations or vehicular traffic <br />- Excessive accumulations of trash <br />- Vermin or rodent infestation, and <br />- Fire hazards. <br />The housing quality standards applicable to lead -based paint do not apply unless a child under <br />the age of six is expected to reside in the unit. <br />Page 15-9 Administrative Plan 7/l/2025 <br />City Council 5 — 647 7/15/2025 <br />
