Santa Ana <br />Boulevard) <br />May 12, 2025 <br />Page 2 <br />4 <br />9 <br />7 <br />2 <br />The restaurant includes a 320-square-foot kitchen and 216-square-foot bar, and <br />accommodates up to 46 patrons within the 1,594-square-foot outdoor dining area. The <br />restaurant plans to expand its operations by incorporating into an 858-square-foot <br />neighboring suite at 605 E. Santa Ana Boulevard, and upgrading their ABC license to a <br />Type 47, allowing the sale of distilled spirits alongside beer and wine. <br />The proposed work includes new bar counters and equipment, kitchen upgrades, <br />plumbing updates, rooftop mechanical and electrical system enhancements, a proposed <br />outdoor dining area, and interior wall openings that will combine 601 and 605 E. Santa <br />Ana Boulevard into a single combined commercial space. No changes to the building’s <br />square footage are proposed at this time. <br />Following the proposed tenant improvements, the combined commercial space will total <br />2,988 square feet and accommodate up to 76 patrons, an increase of 30 from its current <br />capacity. The sale and consumption of alcoholic beverages will remain an ancillary <br />service to its dining options, consistent with permitted uses under the Specific <br />Development (SD) No. 84 zoning district. <br />As noted in Exhibit 4, the designated alcohol storage area for beer and wine is currently <br />located behind an existing bar area adjacent storage shelves, occupying approximately <br />107 square feet. As part of this request to modify the CUP and proposed tenant <br />improvements, the alcohol storage area will be expanded into the new bar area and will <br />add an additional 48 square feet of storage. This expansion will result in a combined <br />alcohol storage area of approximately 155 square feet, which remains under five percent <br />of the gross floor area of tenant space, as required by the Santa Ana Municipal Code <br />(SAMC). <br />The restaurant’s hours of operation will remain Monday through Sunday from 11:00 a.m. <br />to 10:00 p.m., and no live entertainment or after-hours operations past 12:00 a.m. <br />(midnight) are proposed at this time. Should the Applicant seek to provide on-site <br />entertainment or extend operating hours, a separate entertainment permit and CUP would <br />need to be approved pursuant to the Section 11-6 of the SAMC and Section 41-2007, <br />Table 2A, of the Transit Zoning Code (SD-84) zoning district. <br /> <br />Table 1: Project and Location Information <br />Item Information <br />Project Address and Council Ward 601 E.
