At full buildout, the Project would provide a <br />combined 13.8 acres of public and private outdoor and recreation space. Approximately <br />7.5 acres would be publicly accessible open space and 6.3 acres would be private outdoor <br />and amenity spaces for the residents. <br /> <br />Public open spaces would consist of active spaces, outdoor seating areas, garden <br />paseos, recreational lawns, and the fitness loop. Private open space amenities would <br />include outdoor balconies and patios, pools and spas, outdoor kitchens, and communal <br />gathering spaces. The Project would provide unique areas of active and passive open <br />space. Active areas would include walkways, programmable roadways, a promenade, <br />garden paseos, and the fitness loop, which would provide pedestrian and exercise <br />opportunities and connections to the proposed amenities and retail areas in the Project. <br />Passive open spaces would include recreation-ready spaces such as pocket parks, a dog <br />park, and gathering areas including a promenade suitable for outdoor programming, such <br />as outdoor yoga, fitness classes, gatherings, and outdoor movie nights. In addition, the <br />Project would be designed with private open space amenities throughout the buildings. <br />These spaces would provide residents with communal gathering spaces and intimate <br />gardens; opportunities for recreation; and amenity facilities including pools and spas, <br />outdoor kitchens, and socializing areas. Additionally, the residential areas would include <br />other private open space areas such as private balconies and patios. <br /> <br />The Project would include a number of planting zones with a variety of native and drought- <br />tolerant trees, plants, shrubs, and ground covers to create an immersive garden <br />experience. The planting zones would complement the architecture of the Project to <br />create a unique sense of place and foster community gathering. <br /> <br />Infrastructure, Utility, and Other Improvements <br /> <br />The Project would construct new private water mains and private fire hydrants within the <br />Project Site to service each proposed structure for domestic and fire water purposes.
