<br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />RESOLUTION NO. 2025-XX <br /> <br />A RESOLUTION OF THE ZONING ADMINISTRATOR OF <br />THE CITY OF SANTA ANA DENYING MINOR EXCEPTION <br />NO. 2024-04, REQUESTING A SECOND OVERHEAD <br />ELECTRICAL FEEDER FOR TWO NEWLY BUILT <br />DETACHED ACCESSORY DWELLING UNITS (ADUS), <br />ADDRESSED AS 1014 S. CYPRESS AVENUE UNITS 100 <br />AND 101 (APN: 011-061-09) <br /> <br />BE IT RESOLVED BY THE ZONING ADMINISTRATOR OF THE CITY OF SANTA <br />ANA AS FOLLOWS: <br />Section 1. The Zoning Administrator of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br />A. Benjamin Norouzi, with BNSB Properties, LLC (applicant and owner), is <br />requesting Minor Exception No. 2024-04 to allow a second overhead <br />electrical feeder for two newly built detached accessory dwelling units <br />(ADUs), addressed as 1014 S. Cypress Avenue, Units 100 and 101. <br />B. Pursuant to Section 41-626(a) of the Santa Ana Municipal Code (SAMC), <br />all new electrical connections for new buildings or structures are required to <br />be underground. <br />C. Pursuant to SAMC Section 41-626(e), a minor exception may be granted <br />from the requirements of Section 41-626(a) of the SAMC for new buildings <br />or structures, subject to the standards set forth in Section 41-638 of the <br />SAMC. <br />D. Pursuant Section 41-638 of the SAMC, the Zoning Administrator is <br />authorized to review and approve minor exceptions from the development <br />standards set forth by the SAMC. <br />E. On January 22, 2025, the Zoning Administrator held a duly noticed public <br />hearing on Minor Exception No. 2024-04. <br />F. The Zoning Administrator of the City of Santa Ana determines that the <br />following findings, which must be established in order to grant a minor <br />exception pursuant to SAMC Section 41-638, have not been established. <br />Specifically, Minor Exception Finding No. 1 and 4 of Section 41 -638, as it <br />relates to special circumstances applicable to the subject property, and the <br />proposed request adversely affecting the general plan of the city, are not <br />met. Therefore, the finding for denial of Min or Exception No. 2024-04 is <br />adopted as follows:
