FT. <br />LOT COVERAGE <br />SCOPE OF WORK <br />·Existing front porch to be remodeled with the following changes: <br />·Remove two 4"x4" porch posts wrapped inside wider columns (21.5" base <br />and 11.25" upper) with three new 8"x8" posts in concrete footers with a <br />8"x10" upper and lower wrap (which will be 1" thick). The third post is an <br />additional post to frame the entryway - the other two are replacing existing <br />posts. All posts will be made out of redwood to match the wood like-for-like. <br />·Replace existing 1"x10" vertical slat wood porch skirt with a new 1"x12" <br />vertical slats with small gaps for air flow. Replace existing wood trim below <br />porch floor and above skirt, on the south and west elevations, like-for-like in <br />height (12") and depth to match existing wood trim below existing south <br />facing window in south elevation. <br />·Concrete footers poured in place will be added under new posts and be <br />invisible, hidden behind the porch skirting. The footers will be 12” in <br />diameter. <br />·Repair decking like-for-like with T6 Doug Fir <br />·Remove railing (28”H x 47”W) <br />·Remove a rectangular railing detail east of the porch stairs (41”H x 21”W) <br />·Remove corbel <br />·Remove existing porch header (22"H). <br />·Continue new vertical slat skirting on east side of stairs, in front of exposed <br />brick and below the porch. Materials to match new skirting on west side of <br />stairs. Skirting on east side of stairs will not continue past the window area. <br />·Remove non-original ornamentation including: two (2) window consoles, the <br />inner window brow/ornamentation, and lintel, all located at the south-facing <br />double window that is east of the front porch. <br />NOTE <br />·NO CHANGES to the interior and the stairs. <br />·NO CHANGE TO BUILDING SQUARE FOOTAGE.
