Bradley House (2120 North Heliotrope Drive) <br />RECOMMENDED ACTION <br />Adopt a resolution approving a Certificate of Appropriateness for Historic Exterior <br />Modification Application No. 2023-06. <br />EXECUTIVE SUMMARY <br />Andrew Tea and Candace Lin are requesting approval of Historic Exterior Modification <br />Application (HEMA) No. 2023-06. Specifically, the request is to allow exterior modifications <br />consisting of a single-level rear addition to include a new dining room and family room of <br />approximately 771 square feet (along with providing a new interior connection between the <br />existing detached bedroom/bathroom to the main house), and interior modifications to <br />include an interior kitchen remodel/expansion and dining room of approximately 405 square <br />feet, along with a 90-square-foot trellis at the driveway, for the W.M. Bradley House located <br />at 2120 North Heliotrope Drive. The property was listed as “Contributive” in 2021 on the <br />Santa Ana Register of Historical Properties and is a contributor to the National Register- <br />listed Floral Park Historic District. <br />DISCUSSION <br />Project Location and Site Description <br />The subject property is located on the west side of North Heliotrope Drive in the Floral <br />Park National Register Historic District in Santa Ana. The General Plan land use <br />designation for the site is Low Density Residential (LR) and the zoning district is Single <br />Family Residential (R1). The site contains a 1,806-square-foot, Ranch style residence <br />and attached garage on a 14,500-square-foot residential lot. The property is known as <br />the W.M. Bradley House and is a contributor to the National Register-listed Floral Park <br />Historic District. The property is also individually listed as No. 715 on the Santa Ana <br />Register of Historical Properties (“Register”). It was placed on the Register in 2021 and <br />was categorized as “Contributive.” <br /> <br /> <br />
