The rear addition will be constructed in place of the <br />existing covered porch and uncovered patio. The addition would include a new family <br />room and a newly located dining room, along with a new mud room near the north <br />façade’s secondary building entrance adjacent to the garage. A new hallway connecting <br />the two separate building wings will be added between the new family room and the <br />existing garage workshop. The new family room’s west façade will be designed with four <br />fully glazed, moveable panels/sliding doors. The panels will slide to the north and will <br />have the ability to compress into one panel so that the family room can open to the rear <br />yard. Panel height from the ground to fascia board measures nine feet six inches tall, <br />with a new built-up roof capped at eleven feet six inches. Two sets of paired, wood-clad <br />posts (referencing the former porch style) will flank the moveable panels. A single fixed <br />window that matches the post and panel height, will also reside between each set of <br />posts. Additionally, the family room addition will be visible from the south (side) façade, <br />where two sliding panels, one post, and new siding, will be located. <br />The proposed family room addition will be entirely confined to the rear of the house and <br />will reside below the main house’s roofline (by approximately two feet), hidden from the <br />public right-of-way. The new interior connection will require a new roof, which will be cald <br />in shingles to match the main house and be minimally visible from the north façade near <br />the garage. The addition’s west and south façades would include new smooth stucco to <br />compatibly match the existing sand finish stucco siding. New wood fascia board near the <br />roofline will be a compatible addition to the main building. All new paneled sliding doors, <br />and fixed sidelights between posts, are proposed to have power coated aluminum frames. <br />The proposed addition at the rear of the house avoids the most significant and character- <br />defining features, which are visible at the front (east) façade. <br />Although the new five foot by twenty-one foot wood trellis, with a height of ten feet six <br />inches, will be visible from the primary (front) and north (side) facades, it will be placed <br />81 feet away from the front property line, set back from the main house and near the <br />garage. Temporary in nature, the trellis will be attached to the north façade over the <br />centered window but can easily be removed without harming the historic building. <br />Analysis of the Issues <br />As proposed, the project will follow the Secretary of the Interior’s Standards (SOIS) for <br />the Treatment of Historic Properties with Guidelines for Preserving, Rehabilitating, <br />Restoring, & Reconstructing Historic Buildings (Kay D. Weeks and Anne E. Grimmer, <br />revised 2017). The proposed exterior modifications would be considered a rehabilitation <br />project and as such be evaluated against ten criteria. Staff has reviewed the proposed <br />modifications in comparison to the SOIS. The following is a review of the findings as they <br />pertain to the applicable criteria: <br />  <br />    <br />
