Exhibit D: Proposed Structure and Site Improvements ("Work Plan") <br />1617 East Fourth Street <br />Item <br />Year <br />Improvement <br />1 <br />2025 <br />Repaint metal gate to side yard, located east of the residence. <br />2 <br />2026 <br />Repair and resurface cracked front steps and porch floor with flaked quartz <br />aggregate surface and repair cracks in grout of porch floor tile. Staff approval of <br />materials is required. <br />3 <br />2027 <br />Repair cracked concrete walkways and other similar surfaces throughout the <br />property; replace concrete with material of matching appearance and texture, as <br />necessary. <br />4 <br />2027 <br />Assess fascia and rain gutters on primary and secondary buildings and repaint, <br />repair, or replace in -kind, as necessary. <br />5 <br />2027 <br />Assess cracked stucco on exterior walls; repair as necessary. <br />6 <br />2028 <br />Replace galvanized steel water heater enclosure located at the rear of the <br />secondary building, with a compatible, stucco -clad enclosure that is designed to <br />match the materials and visual character of the building. The enclosure should <br />meet all code requirements from the Planning and Building Agency, including but <br />not limited to, California building code requirements. <br />7 <br />2028 <br />Repaint exterior walls of primary and secondary buildings in historically <br />appropriate color to address existing peeling, blistering, cracking, and <br />discoloration. <br />8 <br />2030 <br />Assess windows on primary and secondary buildings and repaint, repair, or replace <br />in -kind, as necessary. Window repair and replacement is subject to staff approval. <br />9 <br />2031 <br />Repair cracked surface of front porch alcove walls. <br />
