d) Geneva Commons -luxury high-rise two tower condominium project at <br />MacArthur Place approved by Council in April 2005. The <br />condominium units will be approximately 900 to 1,350 square feet in <br />size. There wilt be approximately 10,000 square feet of retail and <br />restaurants. Construction to begin in early 2006. <br />e) Nexus Development -luxury high-rise and low-rise condominium <br />project at MacArthur and Main. Also promoting an urban living <br />environment similar to Geneva Commons. Scheduled for Planning <br />Commission review in May 2005. <br />f) West Edinger Townhome Project across from Centennial Park. Forty- <br />four units are proposed ranging in size from 1300 to 1700 square feet <br />and to include three parking spaces per unit and a small tot lot. <br />Tentatively scheduled for Planning Commission in summer 2005 with <br />construction to begin in late falllearly winter 2005. <br />4. BUSINESS IMPROVEMENT DISTRICT (BID) UPDATE - {Pat Whitaker) <br />Continued from the Special Meeting of April 28, 2005. <br />• Meetings continue to be held with both areas of common interest. <br />• Map has been formulated and approved by the two areas within the <br />current BID district and circulated in anticipation of next year's BID. <br />_ . . At this time, it is unknown if other groups will join the B1D next year. <br />• Budget was clear in the other categories. However, groups still need <br />to decide how they want to proceed with promotion funds. Pursuant to <br />the budget Council adopted, City is moving forward and working with <br />the groups to define exactly what they want to do with their budgeted <br />funds for promotions. We do not expect any further formal action <br />except for contracts that will be entered into on behalf of BID <br />promotions or whatever else they choose to take on. <br />• Moving forward in bringing in a consultant to work with the two areas of <br />the BID to look into next year's BID in relations to the map approved <br />by Downtown restaurants and loft areas as well as certain areas within <br />Fourth Street. Work on next year's BID is just beginning based on the <br />draft and initial map and retention of the consultant. <br />• Unless we hear otherwise, the Commission will continua to be the BID <br />Advisory Board for next year`s BID and can start working on the <br />process. The timeline for the Commission to submit the budget would <br />be around October, the same as last year. With assistance from staff <br />and the consultant, the Commission would then present the budget to <br />Council. Mr. Vigliotta informed the Commission that, hypothetically, if <br />the groups decided to split the BiD into different areas or to create <br />overlay zones, then an additional step of preparing an ordinance <br />amendment would be required.
