Lease Agreement <br /> 1.1 LEASE AGREEMENT (LIDO) <br /> LEASE AGREEMENT <br /> THIS AGREEMENT is made and entered into between LIDO PROPERTY MANAGEMENT, "Owner" <br /> and Abraham Perez"Resident(s)". <br /> 1. Subject to the terms and conditions of this Agreement,Owner rents to Resident for Residential use <br /> only, the premises known as: <br /> 319 S. Birch St.#2 <br /> Santa Ana, CA 92701 <br /> 2. Rent is due in advance on the 1ST day of each and every month, at <br /> RUBS: Utilities $25.00 <br /> Liability to Landlord Insurance $10.50 <br /> Admin Fee -Insurance Compliance Services $3.00 <br /> Rent $1,950.00 <br /> Total: $1,988.50 <br /> per month beginning on the 09/15/2025 payable at Lido Property Management. <br /> If rent is paid after the 3RD of each month, there will be a late charge of 6% OF RENT, assessed. <br /> 3. Any payments received will always be, first, applied to any and all outstanding balances, late fees <br /> or other charges,with the balance of the payment, then applied to the rent due. <br /> 4. Resident shall deposit with Owner, as a security deposit, the sum of $495.00 payable to LIDO <br /> PROPERTY MANAGEMENT.Resident shall not use the security deposit to pay the last month's rent. <br /> Owner may withhold from the security deposit only such amounts as are reasonably necessary to <br /> remedy Resident defaults as follows: <br /> (a) in the payment of rent,or <br /> (b) to repair damages to the premises caused by Resident,exclusive of ordinary wear and tear,or <br /> (c) to clean such premises, if necessary,upon termination of the tenancy. <br /> No later than three weeks (21 days) after Resident has vacated the premises, Owner shall furnish <br /> Resident with an itemized written statement of the basis for, and the amount of, any security deposit <br /> received and the disposition of such security deposit and shall return any remaining portion of such <br /> security deposit to Resident. <br /> 5. The term of this Agreement is for 1 YEAR beginning on the 09/15/2025, and ending on the <br /> 09/14/2026, at which time this Agreement shall terminate without further notice. "Month-to Month" <br /> tenancy shall be created only if Owner accepts rent from Resident thereafter. Resident shall provide <br /> Owner with a 30 day written notice prior to moving out. Any holding over thereafter shall result in <br /> 1 <br />
