Neighborhood Analysis <br />Boundaries <br />The neighborhood boundaries are detailed as follows: <br />North: Cities of Garden Grove and Orange <br />South: 405 Freeway <br />East: SR 55 Freeway <br />West: City of Westminster <br />Land Use <br />The subject property is located less than one block south of West 1st Street, which is a major arterial. The <br />immediate area is a combination primarily of retail uses and single-family residential uses. The County of <br />Orange Social Services Agency is located on the south side of Walnut Avenue, south of the subject <br />property. East of the subject is primarily single-family residential uses. There is an automotive repair shop <br />to the adjacent west of the subject and a gas station and convenience store to the adjacent north of the <br />subject. <br />Access <br />Primary access to the subject neighborhood is provided by the 1-5 and 405 Freeways. State Routes 22 and <br />55 also traverse the City. Major east/west arterials include Westminster Avenue, West 1st Street, and Mc <br />Fadden Avenue. Major north/south arterials include South Flower Street, South Bristol Street, and North <br />Harbor Boulevard.
