The project is <br /> ideally situated and planned to take advantage of community density and public transportation <br /> requirements of LEED.As discussed,features will be incorporated into the Core& Shell to assure <br /> that goal, such as dual flush, electronic sensor controlled ultra low flow plumbing fixtures and <br /> waterless urinals resulting in a 60% reduction in water use over conventional fixtures. Reduction <br /> of electrical energy use by taking advantage of natural day lighting and providing motion sensor <br /> controlled lighting wherever possible,just to name a few. <br /> There are four levels of LEED certification: Certified; Silver, Gold and Platinum. The required <br /> number of points required to reach each level of certification is listed at the bottom of the <br /> checklist, with 21 points being the minimum requirement. Based on our experience with past <br /> projects, we have identified 24 points that are achievable by any tenant committed to pursuing <br /> certification. We have identified 12 addition points that could be achieved with greater <br /> commitment offering the opportunity for the tenant to obtain LEED Silver or even LEED Gold <br /> certification. <br /> Carrier Johnson is committed to addressing the environmental and economic results of our <br /> designs,taking into consideration the life-cycle cost and ecological impact of a project. Currently, <br /> 16 members of Carrier Johnson's design staff are LEED Accredited Professionals, and several <br /> are in the process of obtaining accreditation.
