SANTA ANA REZONE PROJECT <br /> INITIAL STUDYIMITIGATED NEGATIVE DECLARATION <br /> 1.5.2 - Landscaping <br /> The project site currently includes several shrubs and a few trees along the southern and western <br /> perimeter of the parcel. The proposed project would include replacement of landscaping within the <br /> parking lot, including replacement of drought-tolerant landscaping along the southern portion of the <br /> parcel. The vegetation along the western perimeter would remain intact. <br /> 1.5.3 - Utilities <br /> The proposed project is currently served and would continue to be served by the following utility <br /> providers: <br /> • Electricity: Southern California Edison <br /> • Natural Gas: Southern California Gas Company <br /> • Sewage: City of Santa Ana Public Works Agency <br /> • Potable Water: Santa Ana Water Resources Division <br /> • Solid Waste Removal: Republic Services <br /> 1.5.4 - Phasing and Construction <br /> Construction activities would start as early as the first quarter of 2027. Development would be <br /> completed in a single phase, beginning in January 2027 and concluding by March 2027. <br /> 1.5.5 - Operation <br /> The EV charging area would be available to zoo patrons and would align with zoo operating hours: <br /> 10:00 a.m. to 4:00 p.m., 7 days a week all year(including holidays). For the month of July(2025), the <br /> zoo also offers extended hours on Saturdays and Sundays from 5:00 p.m. to 7:00 p.m. with doors <br /> closing at 8:00 p.m. and select Wednesdays from 5:00 p.m. to 6:30 p.m. with doors closing at 7:30 <br /> p.m. The overflow parking lot would continue to operate as it currently does, being utilized on an as- <br /> needed basis to accommodate periods of high demand. <br /> 1 .6 - Required Discretionary Approvals <br /> The City of Santa Ana has discretionary authority over the proposed project and is the CEQA Lead <br /> Agency for the preparation of this Draft ISfMND.
