One slightly <br /> tricky thing about the year-plus requirement for written leases is that if a lease is for less than a year, but <br /> expires more than a year after the terms are agreed to, that still has to be in writing. <br /> So if, for example, you sign a nine-month lease that doesn't start for six months, the time between signing the <br /> lease and it expiring is more than a year, so that needs to be in writing. <br /> Unenforceable Leases <br /> A lease that doesn't adhere to the statute of frauds is considered unenforceable.
