family homes are sold to households that are 120% of the area median income (AMI) or less. <br />The City is using 25% of the grant as required to create affordable rental units for families at <br />50% of the AMI or below. <br />Single-family Residential Rehabilitation <br />The City's Community Development Agency administers rehabilitation programs funded with <br />HOME and CDBG funds provided by the United States Department of Housing and Urban <br />Development (HUD), CalHOME Program funds provided by the California Department of <br />Housing and Community Development, and Set-Aside funds. The Program is available citywide <br />to very-low, low and moderate income households. The majority of the assistance is provided <br />to households in the very-low and low income range. These loans are typically in the amount of <br />$20,000 to $30,000. <br />New Residential Construction <br />The Agency plans to undertake a large scale specific plan development in the Station District <br />area. It is currently anticipated that this area will be developed with a mix of for-sale and rental <br />projects that will serve very-low, low and moderate income households. It is also anticipated <br />that this project will be implemented in multiple phases over the Implementation Plan period. <br />A developer has been selected, and they are currently working with the community to identify <br />the most appropriate developments for each available site. <br />The Agency has entered into partnerships with several developers to develop 12 vacant parcels <br />located throughout Santa Ana that are currently owned by the City or Agency. It is anticipated <br />that these projects will be a mix of single-family homes and rental units affordable to low and <br />moderate income households. <br />Eight sites will accommodate the development of approximately 20 single-family homes. The <br />remaining four sites will accommodate the development of up to 20 rental units. <br />Mobile Home Rehabilitation <br />The 29 mobile home parks in Santa Ana serve a substantial number of very-low income seniors. <br />To meet their needs, the Agency plans to continue offering its Mobile Home Hardship Loan <br />Program that offers seniors and disabled households forgivable loans of up to $5,000 to pay for <br />essential repairs. <br />Santa , <br />For the <br />.iiunity Redevelopment Agency ImpUlgio I??
