Opening year traffic increases were <br />derived using the existing (2010) traffic volumes plus 1% annual growth rate from 2010 to 2013. <br />Traffic increases also considered other approved developments that may generate additional traffic. <br />The City identified one relevant project at 1501 West MacArthur Boulevard (9,800 square feet of <br />commercial use).
