exit to Parking Facilities for a minimum of ten (10) business days before the date the <br />adjustment becomes effective. <br />Parking rates shall at all times be posted by Operator within one place at each <br />entrance and exit to the Parking Facilities on clearly legible signs of the type, character <br />and locations approved by the Contract Administrator. Operator must install new parking <br />rate signs within one month of the start date of this Agreement. All new signs must be <br />compatible with existing signs at the Facility and be approved by the Contract <br />Administrator. <br />B. Validated Parking. Validated parking shall be permitted as authorized by <br />the City. The City will bill those agencies authorized to validate parking tickets for their <br />respective validations. The Operator shall make no other arrangements for validation <br />without prior written authorization by the Contract Administrator. <br />C. Monthly Parking Permits. The Operator shall issue permits and collect <br />monthly fees at the Parking Manager's office at the Parking Facilities. The City shall <br />establish monthly parking rates. The Operator shall be responsible for monitoring <br />payment for monthly permits and for invalidating un-renewed permits the first day of <br />each month. <br />D. There shall be no free parking except as follows: <br />One space per cashier booth in each facility to accommodate the <br />Operator's employees. <br />2. City of Santa Ana and/or their contractor's vehicles only while <br />performing construction or conducting building and grounds <br />maintenance/repair activities. <br />l l . MAINTENANCE OBLIGATIONS OF OPERATOR <br />A. The Operator expressly agrees to maintain the Parking Facilities in a safe, <br />clean, sanitary condition, to the complete satisfaction of the Contract <br />Administrator, and in compliance with all applicable laws. The Operator shall <br />conduct all routine maintenance in accordance with the Parking Facilities <br />Maintenance Schedule (Exhibit D) attached hereto and made a part hereof. <br />Operator shall make minor repairs (defined as repairs costing $500.00 or less per <br />incident) promptly and as needed. Repairs in excess of $500.00 which do not <br />create an imminent threat to public safety shall be made after consultation with <br />the Contract Administrator, and as he/she directs. <br />B. The Operator shall be responsible for routine daily maintenance of the <br />Parking Facilities including, but not limited to: <br />Keeping the Parking Facilities, including stairwells, free and clear <br />of rubbish, litter, and animal or human waste.
