They'll choose a different apartment <br />complex if they don't want to tandem park." <br />This last item is critical since it reinforces the element of self - selection. Our experience is that someone <br />who is uncomfortable with a particular parking configuration will simply choose not to live in a particular <br />building, whether the parking is provided as tandem spaces, unbundled parking, or other configuration. <br />However our research has found no evidence to suggest that any significant proportion of potential <br />residents have an aversion to tandem or other configuration and would select another option because <br />tandem was provided. <br />CONCLUSIONS <br />Based on the information above, we can conclude that the parking provided for this site will be sufficient <br />based on two primary items of information: <br />First, our estimates of parking demand indicate that the parking supply is sufficient for even the <br />highest parking demand scenario based on the most conservative data which we can find. <br />Second, the proposed tandem parking arrangement is similar to what is employed at other <br />residential projects throughout Southern California. We would therefore conclude that the <br />tandem parking arrangement will be successful based on three specific items: <br />o The tandem spaces will be assigned to specific units, meaning that persons will be able to <br />easily communicate their schedules and be able to move their cars more easily than if the <br />tandem spaces were randomly assigned as sometimes happens with spaces in office <br />buildings. <br />o Tandem parking for residential units is becoming more common place in Southern <br />California. As shown in the survey, we were able to quickly and easily find six residential <br />projects which successfully provided tandem parking including three in Orange County. <br />o The self - selection factor will also limit any likely problems. Persons who are not <br />comfortable with tandem spaces will simply choose not to live in the project (although we <br />found no evidence that tandem is undesirable). In many cases the extra space will be <br />utilized as a private guest parking for the one bedroom renter (because a majority of the <br />one bedroom units may be occupied by one person with one car). <br />We hope you find this information informative and useful.
