(C.D) Less Than Significant Impact <br />Approval of the proposed Merger would not directly alter <br />existing drainage patterns or directly increase rates of <br />surface water runoff. Though, future redevelopment <br />activities implemented within the Merged Project Area could <br />alter existing patterns of drainage and /or increase <br />existing rates of surface water runoff. However, through <br />the City's development review process, future redevelopment <br />activities implemented within the Merged Project Area would <br />be evaluated for potential drainage impacts. Where needed, <br />mitigation measures, such as preparation of urban runoff <br />studies, drainage.improvements and payment of drainage <br />impact fees, would be required to avoid or minimize <br />potential drainage impacts. <br />(E.F.G) Less Than Significant Impact <br />According to the Flood Rate Insurance Maps for the City, <br />some portions of North Harbor, South Harbor and Bristol <br />Street Redevelopment Project Areas are within the 100 -year <br />Flood Zone. Approval of the proposed Merger would not <br />increase the risk for 100 -year flood hazards. Though, <br />future redevelopment activities implemented within the <br />Merged Project Area could be subject to 100 -year flood <br />hazards. However, through the City's development review <br />process future redevelopment activities implemented within <br />the Merged Project Area would be evaluated for 100 -year — <br />flood hazards and where needed, mitigation measures would <br />be identified to avoid or minimize potential 100 -year flood ° <br />hazards. <br />VII. LAND USE /PLANNING <br />(A) Less Than Significant Impact <br />Approval of the proposed Merger would not physically divide <br />any established communities or neighborhoods. Though, <br />future redevelopment activities implemented within the <br />Merged Project Area could potentially divide an established <br />community or neighborhood. However, through the City's <br />development review process future redevelopment activities <br />rc• implemented within the Merged Project Area would be = <br />evaluated for potential land use impacts to existing <br />communities and neighborhoods and where needed mitigation <br />measures would be identified to avoid or minimize potential <br />land use impacts. <br />Page 154 of 190 <br />10 <br />
