NOVEMBER 22, 2004 <br />PAGE 1 OF 2 <br />Conditions of Approval <br />Variance No. 2004 -11 is approved subject to compliance, to the reasonable <br />satisfaction of the Planning Manager, with applicable sections of the <br />Santa Ana Municipal Code, the California Administrative Code, the Uniform <br />Fire Code, the Uniform Building Code, and all other applicable <br />regulations. In addition, it shall meet the following conditions of <br />approval: <br />The applicant must comply with each and every condition listed below prior <br />to exercising the rights conferred by this variance. <br />The applicant must remain in compliance with all conditions listed below <br />throughout the life of the development project. Failure to comply with <br />each and every condition may result in the revocation of the variance. <br />A. Planning Division <br />1. All proposed site improvements must conform with the Site Plan <br />Review approval of DP No. 02 -36. <br />2. Any amendment to this variance must be submitted to the <br />Planning Division for review. At that time, staff will <br />determine if administrative relief is available or the <br />conditional use permit must be amended. <br />3. The finish materials on the lower levels of the residential <br />buildings must consist of a sandstone material subject to the <br />review and approval of the Planning Manager. <br />4. A floor plan of each floor showing the layout of the units must <br />be submitted to the Planning Division for review. Units cannot <br />have bedrooms and bathrooms back to an adjacent unit. <br />5. A storage plan must be submitted to the Planning Division for <br />approval. The plan shall indicate the location and square <br />footage of storage space for each unit, with a minimum of 128 <br />cubic square feet devoted to each unit. <br />6. A Parking Management Plan documenting how the tandem parking <br />stalls will function must be submitted prior to building plan <br />check.
